Walmart appears to be planning to open a second Neighborhood Market store in the South Jeffco area in the long-vacant Ultimate Electronics building at 8196 W. Bowles Ave.
Last summer, Walmart opened a Neighborhood Market in the vacant Alberstons in the shopping center at the northeast corner of Bowles and South Lowell Street.
The Neighborhood Market includes a pharmacy, bakery, deli, produce and personal products but no clothing or hard goods.
Walmart hasn’t made any announcement about the decision, but the company applied to the Jeffco Board of Adjustment to exceed signage limits. The BOA granted the request at a meeting Oct. 17.
Before the hearing, there were drawings on the county website showing how the building would look with the proposed signage.
“A hardship has been established in that due to the distance from the road and lower elevation of the building, increased signage is necessary in order to adequately identify the commercial business,” according to the resolution approved by the BOA.
The five-member board agreed unanimously to approve sign permits described as follows:
• A total of 317 square feet of signage where 100 square feet is the maximum allowed per building.
• A 187-square-foot sign where 30 square feet is the maximum allowed for a single sign.
• A 33-square-foot sign where 30 square feet is the maximum allowed for a single sign.
• A 96-square-foot sign where 30 square feet is the maximum allowed for a single sign.
The owner of the property is Chanson LLC. The 50,000-square-foot building’s entrance faces east.
Efforts to reach a spokesperson at the company in Arkansas were unsuccessful.
