Jefferson and Boulder counties are planning to acquire 442 acres along the county line for open space.

Sale of Lippincott Ranch, which is south of Eldorado Springs, has been negotiated for $7.75 million — split evenly between Jeffco and the City of Boulder. The price would either be paid in full at closing, or over a 20-year finance period with a 3.5 percent interest rate.

The current owners, the Lippincotts, are leaning toward the 20-year financing option, Jeffco Parks Director Tom Hoby said, noting that the interest would go to the Lippincotts.

Boulder and Jeffco are hoping to close on the property in September or October, Hoby told the Jeffco commissioners at a June 26 staff briefing.

Additionally, Jeffco is planning to apply for a $1 million grant from Great Outdoors Colorado to help fund the purchase, Hoby said.

Approximately 403 acres of the property are in Jeffco and 39 are in Boulder County. The two entities would jointly purchase, own, develop and manage the property, Hoby said.
